Kate joined Dillon Eustace in 2012 from another large Irish law firm and became a partner in 2016. Kate's practice covers a wide range of debt finance work, including structured finance, corporate and asset based lending, debt capital markets and aircraft leasing.

Kate has advised a wide range of vendors, purchasers and financiers of distressed and non-performing loan portfolios, as well as in connection with the related restructuring, workout and refinancing.

She advises clients on regulatory matters including consumer and SME lending, authorisation and compliance issues, passporting, credit servicing and arrears resolution. Kate was also involved in formulating the Irish Debt Securities Association's response to the introduction of credit servicing legislation in Ireland in 2015.


Acted as part of the team that advised National Asset Management Agency on the sale of a number of portfolios of loans secured on properties located in multiple jurisdictions, including Ireland, the United Kingdom, the United States and elsewhere.

Acted for a US fund in connection with its restructuring and refinancing of three large hotel groups operating in the United Kingdom and Ireland.

Acted for a lender in connection with its provision of secured credit facilities to refinance a large portion of a significant retail property investment in north Co. Dublin. Also advised in relation to the associated "loan-on-loan" financing entered into by the relevant client vehicle with an Austrian bank.

Acted for a real estate investment fund in connection with its refinancing of a landmark hotel, entertainment and conference venue in west Co. Dublin.

Acted for a regulated fund in relation to the third party financing of its purchase of 197 apartments in Co. Dublin.

Acted for a client in connection with its financing, by way of intra-company and senior loans, to fund its €700 million takeover of a London-based residential property development company that was listed on the London Stock Exchange.

Advised the purchaser, a distressed asset fund, of a circa €500 million portfolio of performing and non-performing loans in relation to recently enacted credit servicing legislation.

Part of the team that acted for Kinnerton Opportunistic Credits DAC in respect of its issue of debt securities listed on the Irish Stock Exchange, including, in June 2016, notes in the amount of DKK 155,000,000, due in 2022.

Acted for an Irish entity owned by a US private equity fund, in connection with the financing, by a number of third party banks, of the client's development of a new 41 storey mixed use property in Southwark, London.

Advised the lender, a commercial real estate finance company, in relation to the refinancing of multiple loans secured on real property in both Ireland and the United Kingdom, by an Irish-based borrower group.
